Ductless Mini-Split Services
Efficient, flexible heating and cooling for any room. Mini-splits deliver precise comfort without the need for extensive ductwork, perfect for additions, conversions, and hard-to-heat spaces.
We install Daikin, Mitsubishi, Bosch, and American Standard mini-splits. Every installation comes with our 2-year labor warranty, and we handle all permits.
Mini-splits require more precision than traditional HVAC work. The refrigerant lines, electrical connections, condensate drainage, and unit placement all need to be right, or you end up with a system that short-cycles, ices up, or doesn't heat and cool evenly. We've seen plenty of DIY and handyman installs that looked fine but never worked properly. This is one job where hiring someone who specializes in it makes a real difference.
What We Check Before Installing
Every mini-split install starts with determining exactly how much heating and cooling capacity your space needs, not guessing based on square footage. An oversized unit cycles on and off too frequently, wears out faster, and never properly dehumidifies. An undersized unit runs constantly and can't keep up. Getting this right is the difference between a system that works and one that frustrates you for years.
We also look at where the indoor unit will go. Wall-mounted is most common, but placement affects both performance and how it looks in your room. We think about airflow patterns, where the condensate line will drain, and how the refrigerant lines will route to the outdoor unit. Some installs are straightforward. Others require creative solutions to keep everything clean and functional. Check our project gallery to see examples of our work.

Repair & Maintenance
Mini-splits are reliable, but when something goes wrong, you need someone who understands these systems. They're different from traditional furnaces and air conditioners, with their own quirks and failure modes. We troubleshoot refrigerant leaks in line sets, indoor unit drainage problems, communication errors between indoor and outdoor units, and defrost cycle issues that are common in our damp climate.
For maintenance, the indoor units need regular filter cleaning and occasional coil cleaning. You can handle the filters yourself, but professional maintenance every year or two keeps the system running efficiently and catches small problems before they become expensive ones. Brands We Install
We work with the brands that have proven themselves reliable in our climate. Daikin invented the mini-split and remains an industry leader. Mitsubishi is known for exceptional cold-weather performance, which matters here. Bosch brings German engineering with excellent efficiency. American Standard offers solid reliability with strong support. If you have a specific brand in mind from your research, ask us about it. We'll give you an honest assessment of whether it's a good fit for your project.

Single Zone vs. Multi-Zone
Single zone systems are one outdoor unit connected to one indoor unit. They're the right choice when you have one specific space that needs heating and cooling: a garage conversion, a bonus room over the garage, a master bedroom that's always too hot in summer, a home office, or an addition that wasn't connected to your existing ductwork.
Multi-zone systems connect multiple indoor units to a single outdoor unit. You might have two to eight indoor heads all running from one compressor outside. Each room gets independent temperature control. This makes sense for homes without ductwork, for additions with multiple rooms, or when you want zoned comfort throughout a floor or an entire house.
The economics are different for each. Single zone is simpler and less expensive. Multi-zone costs more upfront but saves money compared to installing separate single-zone systems for each room. We'll walk you through which approach makes sense for your situation.

Installation Options
Wall-mounted units are most common because they're efficient and straightforward to install. But they're not your only option. Ceiling cassettes mount flush with the ceiling and distribute air in multiple directions. Floor-mounted units sit low on the wall, good for rooms with limited wall space or large windows. Concealed ducted units hide completely behind walls or ceilings, with only small vents visible.
The outdoor unit placement matters too. We position it for serviceability, noise considerations (you don't want it right outside a bedroom window), and aesthetics. In townhomes and tight lots, this sometimes requires creative solutions.
Why Hire Us
About 80% of our business comes from referrals. People hire us, they're happy with the work, and they tell their neighbors. That doesn't happen if you cut corners or oversell people on equipment they don't need. We've been doing this for over 20 years across Kirkland, Bellevue, Redmond, and the surrounding areas, and we plan to keep doing it. That means standing behind our work and treating every install like our reputation depends on it, because it does.
